How to use the calculator
The first step is to enter in your current (or potential) rent payment and the projected annual rent increase.
Next, enter the information regarding the home you are planning to buy, including home value, expected annual maintenance cost, expected annual appreciation, years before you plan on selling the home, and the seller cost percentage (realtor's fee).
In the following two screens, enter the information on the proposed mortgage, first the loan information, and then taxes and insurance information.
The resulting analysis produces a breakdown of how much each scenario costs, taking into account housing expenses, tax savings, and equity appreciation.
